UPDATE- The agneda for Radnor's Board of Commissioners was finally posted late afternoon on Friday October 24th, 2008. 236 North Aberdeen is NOT on the agenda, so who knows what that means and if you do know, please post a response. However, it would not hurt if you are concerned about this application to take the time and go speak at public participation. Government doesn't read minds and if you want the 1st ward commish to pay closer attention to his ward, please respectfully go and remind him. (It is absolutely probelmatic that Radnor Township staff can't get these agendas posted in a more timely fashion)

Image and video hosting by TinyPic So, I hear through the grapevine that Radnor Board of Commissioners might hear that wannabe developing duo (who are in reality Prudential Residential Realtors who live at a fancy schmancy address in St. Davids)one last time on the issue of 236 North Aberdeen Ave in Little Chicago, a/k/a North Wayne? if it occurs, the last monthly RT BOC meeting will be on Monday October 27th, 2008 at 7:00 PM until end, but of course, Radnor Township Staff isn't rushing to post their agendas in a timely manner per usual, right?. All they have is this. A note. No agenda. But if yu live in Radnor, you are used to that, right?

So, will Hank Manhoney, Ward 1 Commissioner stick up for his constituents? Or will Hank play possum? You can ask him if you contact him at or call 215-587-9400. (Ironically judging from the newspaper article that will be posted at the end of this, the VP of the Board was far more vocal in advocating for the small neighborhood, which is to be blunt, excellent on her part. So kudos to Ms. P for that. She did the right thing.)

This plan has no place in this small neighborhood. Period. And these developers should have been turned down last time. And given the economy, I do not for one minute believe they really have the funding to start on this project. I think they want to get this plan approved so they can sell the property with the plan intact to make a profit. Actually, I don't care what they want to do, the plan still sucks as it stands. There is no need to destroy what should be a historic home, and there is no need to threaten the neighbors across the creek with more flooding and stormwater issues. The Radnor Township engineer should not be allowed to move flood lines willy nilly, and 32 year old flow rate data should be banned. Shame on FEMA too.

Radnor commissioners talk college expansion, floodplain designation

...Lastly at the meeting, the Board of Commissioners tabled a proposed subdivision in the densely populated Wayne neighborhood known as Little Chicago because it involves the changing of floodplain lines in a water logged area.

In order for 236 North Aberdeen Avenue to be able to build two twin houses, which one neighbor says would be five times the mass of the current single home occupying the lot, the floodplain line had to be changed.

Engineer Dave Fiorello said he used more accurate calculations than FEMA did when it originally drew the floodplain line, which was moved by him more than 40 feet closer to Gulf Creek than where it has been on the would-be developed property.

FEMA approved the proposed line changes, but the commissioners were not so quick to do so.

"To me this is a red flag when you start moving the floodplain lines around you're going to change the whole neighborhood," said commissioner Lisa Paolino (Ward 5), who also said that she had a problem with creating floodline disparity in the neighborhood.

Fiorello said that the residential properties located across Gulph Creek from the property in question are geographically considered the floodplain because the elevation difference between the creek and North Aberdeen is about 10 feet.

One of the residents who lives in that so-called floodplain on Willow Avenue, Ken Taylor told the commissioners that they can exercise their own discretion in granting, or not, the change in floodplain approved by FEMA.

"My contention is that the board is in a position it is rarely in It has 'may'language instead of 'must'language," he said.

Gee, this is a shame. I'm guessing the owners of this may not be pushing as hard as they could be because their own property has not sold yet. Perhaps they are also realizing with the latest economic news and plethora of rentals on the market, that it may not be prudent to develop this as they planned.

As a neighbor in St. Davids who is now in the unenviable position of looking for housing as a new single mom, I would love to purchase this property and restore it. In a strange "six degrees of separation" way, I once lived in a large Boyd designed estate that may very well have been built by Jonathan Lengel.

I can understand why the owners of this property see a potential to maximize profits. There is that large chunk of empty lot on the side which seems to be itching to have something on it. Here's my proposal to the owners and the township - I'll buy the property and keep the house as is. I'll pay a premium to the owners on the condition that I can sell back a portion of the side lot to Radnor Township. The township can either use that lot to put in a stormwater management system to help alleviate the problems on Willow, build a tot lot, or use it to try some more "green" methods of stormwater management. A sort of Beta site if you will to maybe put in a rain garden or some other innovative environmentaly friendly ecosystem.

My proposal makes everyone a winner. The developers get their profit and avoid the major battle and risky venture, I get a great house for me and my two kids, the neighbors get a site in the neighborhood that will benefit them somehow, and the townhip gets to look like a hero and avoid the rancor that they're currently receiving over this. What da ya say?

Why don't you take your offer to Hank Mahoney the Commissioner? Maybe he knows the developer? Or you could take this for real to the Township Manager and Solicitor? It does make sense what you propose, and it would be win win. Did you a favor and looked up the property on the Delaware County website so you could see the purchase price - which was:

Given the fact it appears the house these people own in St David's is not selling and given the fact that no one thinks they know what they are doing, maybe they would entertain an offer? Anything they get is a profit at this point - they bought the house so long ago, it until a few weeks ago was continually inhabited, right?

But since Radnor Township has gotten such a bad rap for buying odd parcels of land - including in this neighborhood near Woodland and Plant -would they go for this? But look, it's almost a ten foot drop in places between this land on Aberdeen
down to the creek. So it couldn't hurt to ask, right?

Go for it. You need a place to live, the neighborhood needs more people to envigorate it in a positive way.
